Target market

Dubai

Dubai is where ASTIN is preparing its first commercial deployment. The reasoning is structural rather than promotional: the transaction the product depends on is an established registry procedure there, and the market is actively digitising around it.

ASTIN has not been sold or commercialised in the UAE. This page describes the intended operating model and an invitation to partners.

Why this market

Partial sale is a registered procedure

The Dubai Land Department registers both total and partial property sales, including for foreign buyers. Co-ownership therefore rests on an established registration path rather than on a private structure engineered around one.

The registry is digitising deliberately

DLD’s real estate tokenisation programme addresses fractional ownership and secondary transfer directly. ASTIN is not a token platform and issues nothing; the relevance is that the market’s infrastructure is moving toward divided ownership rather than away from it.

Who does what

The division below is how a deployment is structured. It is also the reason ASTIN can enter the market as a technology supplier rather than as a regulated participant.

What must be validated before deployment

These are open items, and a partner should expect them to be worked through jointly rather than presented as resolved.

  • Confirmation of the multi-buyer partial-sale mechanics with a Registration Trustee
  • Holiday-home permitting for a co-owned unit, and which party holds the permit
  • The contractual structure between the technology supplier, the broker and the letting operator
  • AML/KYC responsibilities and the evidence each regulated party must retain
  • Marketing and communication constraints applicable to the offer in-market
  • Data residency and processing expectations for owner records

What a Dubai partner gets

The commercial proposition is narrow and specific: an operating system for divided ownership, supplied by a European software business that intends to build EU-side origination alongside a local partner.

Operating model

A defined way to sell, allocate, settle and eventually transfer a share of a specific unit.

European origination

A Polish supplier positioned to introduce the model to EU buyers. No acquisition channel is in operation yet; building one is part of the pilot.

Clean licensing position

You keep the regulated activity. The supplier stays a supplier.

A narrow first step

One unit, one season, one full cycle — assessed on your own numbers.

Talk to us before the regulatory work, not after

The most useful first conversation is with a partner who knows the local process well enough to challenge the model. If that is you, the fit review is the place to start.
